Godrej Properties Expands Thane Footprint with ₹7,500-Crore Housing Project

Godrej Properties Ltd. has entered into a joint development agreement to build a large residential project on an 18-acre land parcel in Thane, part of the Mumbai Metropolitan Region (MMR), with an estimated revenue potential exceeding ₹7,500 crore.
In a regulatory filing, the Mumbai-based real estate developer said the upcoming project will be predominantly residential. However, the company did not disclose the name of the landowner involved in the agreement.
The move aligns with Godrej Properties’ expansion strategy, which focuses on strengthening its presence in high-growth micro-markets. The company typically expands its portfolio through a mix of outright land purchases and joint development partnerships with landowners.
Commenting on the development, Managing Director and CEO Gaurav Pandey said strategic expansion in high-potential areas remains central to the company’s growth roadmap. He noted that Thane has emerged as one of the most attractive residential destinations within the MMR due to improving infrastructure, connectivity, and rising housing demand.
This will be the company’s fourth project in Thane, reinforcing its commitment to deepen its footprint in the region.
Godrej Properties, one of India’s leading real estate developers, has reported strong sales performance this fiscal year. The company’s sales bookings surged 25 percent year-on-year to ₹24,008 crore during the first nine months of 2025–26. It remains confident of achieving its full-year booking target of ₹32,500 crore.
The latest Thane project is expected to further boost the company’s growth momentum while catering to the increasing demand for quality housing in the Mumbai region.
